FIRE RISK ASSESSMENTS

At Phoenix Green UK Limited we carry out and regularly review a Fire Risk Assessment (FRA) of your premises. We will identify what you need to do to prevent a fire and how to keep people safe.

All reports provided comply with “The Fire Regulatory Reform Act 2005”, reports are provided as an electronic document that is compliant with the requirements of the government and insurance industry PAS 79. Our assessors at Phoenix Green UK Limited are all experienced, skilled experts and hold a range of qualifications within the industry.

A Fire Risk Assessment is a review undertaken of a building in order to assess its fire risk and offer recommendations to make the building safer.  There are various Types of Fires Risk Assessment ranging from 1 to 4 (see below).

Whether the assessment is 'Non-Destructive' or 'Destructive' we will ensure the professional solution with minimal damage and we will repair all areas back to a high standard after inspection.

Things we consider on the survey:

- Emergency routes and exits

- Fire detection and warning systems

- Firefighting equipment

- Compartmentation requirements

- The removal or safe storage of dangerous substances

- An emergency fire evacuation plan

- The needs of vulnerable people, for example the elderly, young children, or those with disabilities

- Providing information to employees and other people on the premises

- Staff fire safety training

REVIEW AND UPDATE THE FIRE RISK ASSESSMENT REGULARLY

FRA - TYPE 1

This is the most common type of Fire Risk Assessment (Type 1) and is usually sufficient enough for most purpose-built blocks of flats and conversions.

This assessment is non-destructive to the common parts of the building, and we will not need to enter the occupied areas (such as flats), unless we believe there are health and safety issues within the private dwellings.

The only private areas we will need to assess, would be the tenant's fronts doors, ensuring these doors are fire rated and within the legal limits. We will arrange with the occupant and give clear notice of our intentions prior to any inspection being carried out. If we do find on inspection the building to be in a different Type category, we will give clear justification.

FRA - TYPE 2

A Type 2 Fire Risk Assessment holds all of the same elements as its predecessor (Type 1), alongside gaining samples from the building which will require destructive work (minimal as possible).

Generally, this assessment is normally a second stage progression following a Type 1 inspection, and is not a standard procedure.

This survey is only carried out in the belief there are serious structural flaws and to ensure there are no breaches and risk of spread of fire throughout the building.

FRA - TYPE 3

This is a non-destructive assessment to private dwellings and is normally considered if we feel these areas are at risk to fire escalation.

Although this Type 3 Fire Risk Assessment goes beyond what is required by law, if we feel there is risk of fire inside the dwellings we would highly recommend these private areas to be risk assessed.
